How long does municipal sanction take?
PMC and PCMC sanction timelines vary, typically 2-4 months from submission depending on plot size, complexity, and any required clarifications. We track your file actively and respond to queries promptly to keep things moving.
Do I need to engage a structural engineer separately?
Yes, every building requires a licensed structural consultant. We can recommend trusted consultants we've worked with, or coordinate with one you've already engaged. The architect-structural coordination is critical to a clean build.
What documents do you need from me to start?
7/12 extract, plot dimensions / total area, any existing boundary survey, 8-A receipt or property card, and approval document if it's a society plot. We'll guide you through getting anything missing.
Can you take on only planning without designing?
Yes — many clients come to us with a clear architectural vision (sometimes from another designer) and need professional planning and approval drawings. We can take you from concept to sanction.
What are typical planning fees?
Planning fees depend on plot size, building type, and scope. We'll share a clear proposal after understanding your project. Government fees (sanction, scrutiny, etc.) are over and above professional fees and are paid directly by you.
